  • Has Fitch rated Royal Oaks?

    Yes, Fitch Ratings, a global credit rating organization, has provided Royal Oaks with an "A" rating. We are one of only six CCRCs in the country to earn this prestigious rating. What this means to residents is financial security. Fitch rates communities like ours on their financial and management strength and out of the approximately 1800 CCRCs in the country, only that small handful earned the "A" rating. When you pay an Entrance Fee, you want to be assured that the CCRC will be around to fulfill their obligations to you--to take care of you for the rest of your life.  Royal Oaks has been doing just that for nearly three decades and our financials support doing that for a long time to come.
  • Can a Royal Oaks resident belong to the Sun City Recreation Centers?

    Since we are located in Sun City, our residents enjoy all the benefits of the Recreation Centers for a nominal yearly charge ($210/person) paid directly to Sun City. This charge is optional, not mandatory.
  • Do you have a Clinic on campus and is that an extra charge?

    Our Wellness Center/Clinic is staffed by RNs and is available without cost to our Lifecare residents.
  • Is Royal Oaks religiously affiliated?

    No, Royal Oaks is not religiously affiliated.
  • Should I cancel my Long Term Care insurance policy after I move into Royal Oaks?

    We cannot recommend that you cancel your policy. However, many residents cancel their policy due to the services they are entitled to receive at Royal Oaks.
  • What happens if I want to downsize?

    The monthly service fee would drop down to the smaller home/apartment. There is a modest transfer fee in order to get the new apartment or garden home ready to your specifications.
  • What kind of refund do you offer if I want to move out?

    If a resident chooses to move out of the community, Royal Oaks retains 10% of the initial entrance fee plus 1% per month of the time the resident lived at Royal Oaks. After 7.5 years there is no refund. There is no refund upon death.
  • What type of accommodations are in Assisted Living?

    Couples may move into a two bedroom apartment and singles will move into a one bedroom apartment.
  • Do I pay more when I move to Assisted Living or the Health Care Center?

    No. With your Lifecare contract, you continue to pay your same monthly fee. The only extra cost would be meals - one in Assisted Living and two in the Health Care Center.  These meal charges offset the cost you normally would invest in groceries.
  • Are pets allowed at Royal Oaks?

    We are a pet-free environment in our residences and common areas. However, pet therapy is provided in the health care center.
  • If my spouse dies, do I have to downsize?

    No. The resident has independent lifetime use of the home on the campus. Some residents choose to downsize for their convenience and/or financial situation.
